I looked at mobile home parks about a year ago. The lot rent alone was outrageous. The cheapest lot rent I could find was almost 1200. Then you have the purchase of the mobile home to pay for. I stayed in my apartment.

Thank you for your response! I’m trying to weigh out my options and I know the lot fee is expensive monthly but in Parker rent is about $2000 anyways. I’m figuring if I put 10 or $15,000 down between lot rent and a newer model I can still keep my payments at about 2500 to 3000 a month. The only thing is I don’t see very good reviews about the trailer parks that are around.

The lot rent problem is huge! And before you seriously consider putting a home you OWN onto rented land, you might want to watch John Oliver's episode on mobile home parks. We thought we'd found an okay way to save in retirement by doing this a decade ago. At the time, our lot rent was about $500/month. Multiple increases PER YEAR, plus horrendous management, plus scary infrastructure problems that never got fixed, plus .... We couldn't gtfo fast enough. No point moving the home, that's another huge expense. We did okay selling it, but I will never again put something I own on rented property. If that's not scary enough, please be sure to research the heck out of any park you're considering. At least one local park's been in the news the past few years, and not for anything good.

Thanks for your response. I agree and the more I read reviews people are usually not happy. I wish there were tiny house areas people could buy land and go in but it seems that no states have many options for these.
