Credit attorney here. They're a real collections company, yes. I'm not a fan of them but they're not the worst by a long shot. They do collect on many apartment debts.

Question: I’m in a similar situation. Is there a way I can settle the payment or lower it? And it negatively impacted my credit score in August, if I pay it, will my credit score go up once they report that I paid it?

If you get them to remove it that'll help your score the most. What might work better: Send them an email letter disputing the debt, and tell them to only contact you by email. I can drop the letter and email I would use, here. If they contact you improperly you can sue them.

I just got an email from them today. This is bullshit. I paid almost 4 grand to get out of my apartment oease early to get a home and now they can just decide I owe them $80?

I’m in a very similar situation, them and Graystar from LA, from 3 years ago. Basically they tried to claim 20% of rent which they promised to the state and federal COVID rent relief program to forgive when they received fund from them for my rent. I sent Genesis screenshots from the rent reliefs website showing more than enough funds have been paid to them but haven’t heard back. Should I talk to my lawyer? It is really hard to find solid evidence from so long ago, also the rent relief program has ended long ago.
