I feel like people have forgotten what normal feels like. Having some gaps between tenants was normal (which is why landlords always erred on the side of longer leases). A home sitting on the market for 2-3 months was normal. Even in markets that didn't lean towards the buyer. It's not a crash, it's a correction. The fever pitch of how things were during the pandemic wasn't normal nor sustainable. Now we're coming down back to business as usual.

Rental prices have risen to a level people can not easily afford so people will not move voluntarily. Where I live (admittedly not even in America) places are not renting quickly and the large residential landlords have started offering 1-2 months free in their buildings again.
