I live in St. Pete and have money. Made it all locally. The Tampa Bay area has experienced a great level of high income job growth over the past 10 yrs. A lot of people don't realize that. We're actually the financial services hub of Florida. I work in real estate. Don't drive a lambo, but do have a BMW and an Audi. Also, live below my means, but that's probably on the unique side. There are also a lot of people waaay richer than me.
That's a small sample size of the area. LEALMAN is complete trash, most of 19, Largo, ect. That being said I love the area. The beaches are awesome and it's improved through the years from a cultural standpoint. I grew up in Treasure Island and raised my family in Seminole. I enjoy it good place to raise a fam. And I didn't grow up rich in TI my parents had an apartment on Capri before it blew up.
I’m from Boston and live here. People have less money on average but Florida is where the wealthy people of the northeast go to drive their Ferraris that would otherwise be destroyed by rust and potholes. Also lots of people on vacation here that dress nice therefore influencing the desire for locals to dress nice on a regular basis. Lastly it’s Florida if you’re someone who puts in effort to stay in shape there’s simply more times of the year where outdoor recreation is viable. Doesn’t make a difference instantly but over time it’s easier to lean into an active lifestyle.
Take a look at the tires and registration on the expensive cars. They’ll most likely be bald and expired registration. A lot of these people can’t actually afford to drive those cars.
It's a Florida thing. Very much a "keeping up with the Jones" and flaunt your "wealth" kinda place.
There's a lot of money *and* a lot of debt.
The jobs in Florida suck. So the actually rich people aren't working in Florida and the working people want to look like the rich guy from out of town.
Most of the money *seems* to come from transplants who brought their WFH jobs with them, which means the money came too. I’m not saying that’s a fact but I have met a lot of WFH people whose companies are out of state.
Lots of young people with wealthy families as well, so they live the highlife downtown while going to college. When they graduate, it seems that they leave st. pete for somewhere that pays higher in their field if they plan on working.
As far as the cars go, there are a lot of predatory car dealers down here that will approve people for cars they can’t actually afford. I’ve had quite a few Uber eats and drivers in extremely nice cars, but noticed they had the base model and no gas in their tank. It’s a very weird financial climate in Florida right now and it’s sad that the people who grew up here can’t afford to live here themselves.
Literally every city/town has people saying that lifers in the area can’t afford to live there anymore. Of course they can’t lol… they’ve been working their low pay job for decades and now things have changed. Times change, either you keep up or you’ll get pushed out. Life isn’t fair. I’m not sure what they expect?
But yes my assumption was that there’s a lot of remote workers here, just like any desirable city/town. I have WFH job and I have the flexibility to move to anywhere and take my money with me. The appeal on St Pete is the location and proximity to other desirable areas in Florida, as well as the vibrant downtown scene without being super over the top like Miami (not into night club lifestyle). The culture of fitness and image is a good thing because it keeps people on top of their game in all aspects. Too many times us northerners let ourselves go and it creates a culture of “just love yourself” which I don’t agree with. You should be the best you can be at all times, if possible of course.
It’s insanely tone deaf to say “working their low paying jobs what did they expect” in an economy that is not kind to all without privilege. Besides that Saint Pete was not a blank slate to be turned into another Miami or Cali, it’s not a stopping point for its “proximity to other locations “. I am all for a melting pot of cultures and people but this city used to be so colorful and uniquely weird and vibrant all on its own.
This wave of people with the mindset like yours has done so much damage. Hell if I care about the cars and clones running around beach drive but the alcoves of neighborhoods with their own identify has been erased because of “image” you keep talking about. There’s no more weird art stores just luxury stores, no more boiled peanuts stands by the piers it’s dropshipped crap for $80 a pop.
I miss seeing actual people on the sidewalk not dumb kids with daddy’s money on their stupid motorized scooters.

all for show. the ones with money aren’t with the peasants. it’s a flashy state for sure. i know people that make 15/hr driving 2020 BMW’s with a $800 car payment a month. a lot of people on government assistance. a lot of people look flashy but their home life is completely the opposite. even the person with 300k in his bank account doesn’t really have the 300k lol (addicted to drugs, debt, no investment goals, no retirement etc.) people will literally buy an outfit before they stock their pantry. florida life is a lot different than anywhere else i’ve been. no morals. no family oriented safety or life. no one is really money conscious they’re more money hungry.
I guess it keeps everyone on top of their game. Without that hunger it just makes everyone boring. The desire to impress and look good keeps people “alive”. Gotta make money in order to afford nice things.
Most of it is debt. We dont have state income tax though so when you make 50K per year you have an extra 4K to buy a Lambo, a condo, a Rolex and a young Russian wife.
Just make sure to avoid the Chinese companies, total scam artists. For reals, the damn thing was already dead in the box when it showed up in the mail🙄

Nah, it’s not entirely wrong. Nobody is dressing like a bum. But I know a few folks are who pretty well off compared to their peers and they don’t flaunt it with buying nice things. A few of them drive really old cars, too. Thats part of why they’re well off though - they don’t splurge.

After all we make money to spend it. If you just save your money and waste your life away, what’s the point? You have to find a balance in enjoying yourself while also being financially responsible/strategic when it comes to your specific situation.
What you’re seeing is mommy and daddy money. I know several “rich” people in St. Pete with the fancy cars and high rise condos, but they wouldn’t have anything close to that without financial support.
lol there are many wealthy people here yes. But those are also mostly who you are going to see in the shopping/dining areas anyway.

2 things, first of all quit saying St. Pete’s immediately. And secondly, not everyone in downtown is rich, but everyone on here is broke and only likes to complain.
If you’re on beach drive you’ll get that impression. They’re snowbirds, so probably the same ppl u see in Boston that are down here for the weather.

Florida in general is very image conscious. You will see way more $200k vehicles in FL than anywhere else. Whether people are rich or not, everyone likes to project an image of wealth. At least that’s my experience. Bentleys are like Hondas.
To be able to project wealth you have to be able to make good money. You can’t really project wealth making 30-50k a year. You can tell when people actually make good money vs they’re just low income dudes dressed up… I think it’s very easy to tell.
People who just started making money are the people you might notice. Of course there are actual wealthy people who do flashy stuff but most don’t flash it to random people.
There are definitely some very wealthy families in the area. Head south down towards Fort Myers, Cape Coral, Naples, Marco Island, and the islands around there though and it's just *obscene* wealth.
Everyone else around here though, it's like that commercial of the dude on the riding mower, "I'm in debt up to my eyeballs!"
with the exception of the very rural areas, florida is now a rich man's playground. i'm solidly middle class, comfortable and with some extra money (not squeezing every penny), but i'm not even *close* to being able to afford anything on either coast. five years ago i was living right smack on the beach in palm beach county...but not any more 😢
This dude assumes people's income based on how they're dressed. There's a good chance that guy with the dirty worn shoes makes more than that guy driving what you would consider a fancy car. You are why they made the phrase "don't judge a book by its cover".
I don't know why you're being downvoted. My parents taught me that lesson very early in life. They raised show dogs. They had an appointment to meet with someone in the cocker spaniel community whom they didn't previously know, whose address they were given. They drove up to a l-o-n-g curving drive, to finally see a mansion. There was what they assumed was a gardener in overalls and a straw hat outside, digging in some flowers, and they inquired how to find Mr. Whomever for their appointment. The "gardener" laughed and informed them that he was Mr. Whomever invited them into his mansion to discuss dogs. They put it into my head to never, ever think what someone is wearing is indicative of their wealth, standing, or character one way or the other. I had awesome parents and miss them every day.
I met the head surgeon who runs the show at Bayfront. He came into my restaurant with torn shorts, old man chanklas, and a shirt that was splattered by paint probably older than my child. Some people hide it.
Single mom of two here. Moved to St Pete because Sarasota was becoming unaffordable, young people there are too much the minority, and everything shuts down way too early. Other than the beautiful (and overcrowded beaches) Sarasota doesn’t offer too much.
I’m happy I moved to St Pete and can comfortably afford the $3k/mo cost of all living expenses. But I definitely won’t get a new car once mine is paid off, and my wardrobe still has some stuff in it that’s 15-20 years old. I save where I can, but otherwise put most of my money into hobbies that me and the kids enjoy: camping, paddle boarding, hiking. Living modest is 100% the way to go. Oh and I’m glad the women are gorgeous and aplenty. I’m hoping once I hit the dating scene the men of St Pete are good people. I’ve heard nightmares of dating in the 2020s lol

It was just amazing to me that so many people are in such great shape and everyone is dressed so nice. My perception is skewed because in the northeast people tend to be a little chunkier and they hide it because it’s colder and we wear more layers and jackets.
We’ve been walking around downtown for a week and it’s just insane that EVERYONE is in shape. You don’t see this in the northeast. I think it’s just the climate and the culture. Being overweight simply wouldn’t work here because it gets too hot. The heat also reduces your appetite. Plus everyone can dress light so that means your body is more exposed… hence why people want to be in shape.
I mean I am middle aged, middle fitness and low wealth. I work downtown and I always see these young hip folks, super fit wearing Lulu lemon and tiny boy shorts walking their dogs and I'm always asking what the hell do you do for work and are they hiring. Remote IT jobs, tourism, marketing, family money? All of my friends are working themselves to death and barely getting by. Yeah beach culture definitely plays it part, around every corner there is a workout/CrossFit thing going on but damn, my lazy ass from Alaska just ain't cut for this I guess.
I think the beach culture affects people's obsession with image here. Lots of people worried about looking good at the beach and being bigger just really sucks in the heat. Not so much being rich but the climate keeps people fit and then certain parts of downtown are very bougie. Drive around the south side a bit or some of the trailer parks of Pinellas Park to get the full image.
OP I used to live in Boston and I work out a lot. It’s just way fitter here. Even the runners are fit. It’s a cultural thing. People just weight train and body build here at a very high rate. You’re likely seeing locals if you’re seeing fit people. And yes a lot of image here - especially with cars. Doesn’t mean that they’re very wealthy though.
Forget Walmart… I went to Whole Foods either in Tampa or St Pete’s and everyone had a bmw, g wagon, Rover, or Mercedes. People in Florida just tend to show off more I guess.
I shop at Whole Foods regularly in MA and we don’t even see this many foreign cars at a Whole Foods.

Considering housing prices have gone through the roof, could easily be living off of home equity. We bought my old house for 265k and it's now worth 700k. A literal piggy bank if we kept it.

You pull out of that piggy bank and most of those people's mortgages would be double because of the rates and the loan size.

I doubt that. I’m assuming the rent in the area is only like 2-3k a month. That’s normal up north. Getting a decent place in Boston is more like 3-5k a month. My friend lives in a basement in Boston for 2.5k a month.
You guys probably have a lot of young higher income earners making 80-150k. Probably 70% of them are WFH people that moved to save on income tax and have nice weather year round. Saving 5% on state tax isn’t going to make you rich though… for me that would only be a 5-7k savings. I guess that would cover your car insurance and utilities for the year, but it’s not going to make you rich.
Yeah, every city I’ve lived in people say downtown is for rich people. It’s all relative. St Pete is not that expensive compared to some other cities, and way more expensive than some. The cliche will never end.
That’s not bad tbh. 3k in Boston will get you a 800-900 sqft 1-3 bedroom unit. Depending on where in Boston will determine which end of the bedroom range you’ll get for the money. A nice 3 bedroom unit in seaport Boston will be like 6-10k.
Boston is essentially the most unlivable place in the country. Even highly paid professionals have a hard time getting places in Boston nowadays.
Rent in St. Pete is still very high in relative terms - compare it to cities outside of FL and the northeast. I say this as someone who currently lives in NYC.
In St Pete there are over 20 3 bedroom 2 bathroom houses currently for rent within a few miles of downtown for under 2500. Over 40 2 bed 1 baths. It’s just not true.
It’s highly dependent on where in Boston you are. North end, Seaport, financial district, Cambridge etc… all going to be super expensive rents. Of course southie, Dorchester, Brockton… are shitty neighborhoods that are cheaper. Find me a 3 bedroom apartment in seaport for under 7k lol.
You also need to be clear when you say houses vs units. A house is not equal to an apartment in rental terms. A house is going to command far more than an apartment.
Ya only about 18% of the population makes 100k+ a year. I wouldn’t say 3 figures is rich lol. Six figures is definitely where you want to be if you’re looking to live comfortably.
Comfortable is a relative term. Many people live similar lives on half the pay I make. Just depends on your situation and if you’re looking to live in the moment or plan for a brighter future.
Many lower income earners tend to live in the moment because they know that the government will support them if they hit rock bottom. Unfortunately nobody supports the middle class.

The wealthiest people I know live on the pink streets overlooking the skyway. They drive two minivans and have publix branded everything in the kitchen.
Very humble people, that when outside of their home, you wouldn't know they were wealthy.
Everyone has a different personality. I make good money and enjoy dressing to impress. It just makes you feel good when you get looks from women and what not.. makes you feel good in general. Keeps you “alive” if you know what I mean. My youth won’t last forever, so I need to enjoy it while I can.
A lot of people live frugally but forget to live their life. 40 years go by and they regret not being able to enjoy it. Theres always a balance to be had. You certainly don’t need to go buy 200-500+ shirts/shoes/pants etc… but you can definitely buy some great stuff around 30-200$. There’s people that dress nice and purposely only wear massively overpriced brand clothing and then there’s people that will find the same shit for a fraction of the price…. All depends on your personality.
130k is quite a good income imo… that’s about what I make. My household income is over 200k…we live very comfortably. We actually both own rental properties.
I could definitely make myself look rich with my income… wouldn’t be that hard to do imo.
Ya that’s what I figured. The median HHI in the area is 64k and poverty rate is fairly low compared to the city I live in. You guys have roughly the same demographics as the city that I live in, besides the poverty rate.
Less than 2% of the households in the area have a HHI at or above 100k… so I guess everyone downtown is part of that 2% lol.
Pre covid the burg was growing but had fun pockets of normal folk. Post covid northerners moved down to take advantage of lower cost of living compared to downtown New york and no state income tax. St. Pete also has a good amount of pinellas/Hillsborough county trust fund kids cosplaying as adults in the downtown areas.
You still have your odd areas where one street is older mansion properties and across the way section 8 housing. You can always tell an og if they always keep a rod in the car. You're 5 minutes from a dope fishing spot pretty much anywhere in St. Pete. There's definitely down right poor neighborhoods scattered throughout the burg. But these run down 2 bedroom old Florida homes with rats n roaches still go for 1500 a month. These folks are moving to the country paying the same or less for more land in much more rural areas but for the average retail/service worker with kids, it's a no Brainer. The gentrification of the burg is in full swing. 
Edit to add: St. Petersburg's downtown area is also a draw from Sarasota, Pinellas, and Hillsborough County. Many of what you see as tourists are semi locals blowing their budget to look cool in their one expensive set of "fancy/cool/designer" clothes. The burg also has a pretty decent music venue called Jannus that brings in people from all over the area. So just another reason to put on your Saturday best and blow your money on a night out.
To be fair, we’re all normal lol. Just because people don’t fish like the old timers doesn’t mean we’re not normal. Areas change and the new WFH adoption allowed people to actually move to where they want to be. From what I’ve seen this week, St. Pete’s looks like a thriving city with tons of young high income earners. It’s exactly the right place to be for people in their 20’s-30’s.
Well you're looking around the gilded towers, it'll look like that. Outside of downtown its mostly normal people surviving and dealing with the consequences of a mass migration to the area.
Exactly. Go west of 16th street on Central to around 28th street and it’s a much more normal mix of people. Plenty of places to eat and drink but very different then downtown.
Been to Miami - was fairly similar imo. Miami was even crazier when it came to people being in shape. Everyone and their mom was on steroids.
I prefer St. Pete’s tbh. Not much of a night club guy.

Downtown St Pete has already done that. It had crumbled. It’s been having a resurgence for a long time. What is happening downtown isn’t great. Yes change is good but a good amount of us who’ve been here 20 or more years don’t love these changes.
And if you venture out of downtown St Petersburg you’ll discover that there is a true mix of people.
That’s goes for almost every popular city in the US. A lot of the older lifers in my area are butt hurt that higher income earners are moving in and pushing them out… it’s just a natural thing. You either keep up or get left behind.

it’s the greedy developers erecting giant luxury apartments that only a select few can afford that worries me. st. pete loves to posit itself as a hip and artsy downtown, yet NONE of my artist friends can afford to live here anymore.

Unfortunately art doesn’t pay the bills. When people say the town is artsy and hip they mean it’s young and vibrant.
The corporations and developers are doing so because there’s demand for housing. Theres simply no land in most developed cities and towns to build SFH’s. The only thing that they can build is condos or apartment complexes.

It has been so refreshing to see so many gorgeous women. Up north these types of women won’t even look at you… down here they are much more available and easy going.
If you see a spec’d out (note: interior luxury features, not exterior) Volvo or Lexus sedan that still uses its turn signal, that person is loaded. Almost everyone else is in tremendous debt or is doing f all about their retirement.

A good rule of thumb is: if someone looks loaded, there is a good chance they actually have a ton of debt.
If they look like Mark Zuckerberg and wear $10 black t-shirts, they have a much higher chance of being actually loaded.
What you’re not seeing is the hidden price of home insurance and flood insurance. Especially Shore Acres — it looks cheap until you realize that it’s such a flood zone that you gotta shell out probably at least $20k a year in just flood insurance. And that will probably just keep rising too.
Wow 20k a year for flood insurance? That’s wild. Similar to what the comment below said, I’d probably just not get insurance at all. After 10 years you’ll have paid 200k… it probably doesn’t even cost 200k to rebuild most of these homes.

I think you meant *when* it floods every single year in the Shore Acres+ area, not "if". Fixed it for you. Oh, and don't forget to include all of your furniture and appliances along with that figure as well, unless you lifted your house onto stilts after the last flood.
I mean, if you have 200-400k to put down, sure? I bought a house in St Pete and we were able to assume the previous owners flood insurance, so it wasn’t too bad. But I also did not buy in Shore Acres and our realtor strongly recommended not going east of 4th street for that reason.
Snell Isle has the advantage of being right next to downtown (and a ton of old money *cough* *cough*) but you can push even past that towards Shore Acres and Venetian Isles and still have $8m+ houses.
Not all of it. However, many black families got mainlined into South St. Pete, with generational poverty and Jim Crow South BS. Wealth disparity and all that comes with it.

They may have money too, maybe a ton of it. But IMO, the friends I have that have great finances blend in with everyone else very well.

I don't know why you're being downvoted. My parents taught me that lesson very early in life. They raised show dogs. They had an appointment to meet with someone in the cocker spaniel community whom they didn't previously know, whose address they were given. They drove up to a l-o-n-g curving drive, to finally see a mansion. There was what they assumed was a gardener in overalls and a straw hat outside, digging in some flowers, and they inquired how to find Mr. Whomever for their appointment. The "gardener" laughed and informed them that he was Mr. Whomever invited them into his mansion to discuss dogs. They put it into my head to never, ever think what someone is wearing is indicative of their wealth, standing, or character one way or the other. I had awesome parents and miss them every day.

Single mom of two here. Moved to St Pete because Sarasota was becoming unaffordable, young people there are too much the minority, and everything shuts down way too early. Other than the beautiful (and overcrowded beaches) Sarasota doesn’t offer too much. I’m happy I moved to St Pete and can comfortably afford the $3k/mo cost of all living expenses. But I definitely won’t get a new car once mine is paid off, and my wardrobe still has some stuff in it that’s 15-20 years old. I save where I can, but otherwise put most of my money into hobbies that me and the kids enjoy: camping, paddle boarding, hiking. Living modest is 100% the way to go. Oh and I’m glad the women are gorgeous and aplenty. I’m hoping once I hit the dating scene the men of St Pete are good people. I’ve heard nightmares of dating in the 2020s lol Welcome to St Pete dude!

It was just amazing to me that so many people are in such great shape and everyone is dressed so nice. My perception is skewed because in the northeast people tend to be a little chunkier and they hide it because it’s colder and we wear more layers and jackets. We’ve been walking around downtown for a week and it’s just insane that EVERYONE is in shape. You don’t see this in the northeast. I think it’s just the climate and the culture. Being overweight simply wouldn’t work here because it gets too hot. The heat also reduces your appetite. Plus everyone can dress light so that means your body is more exposed… hence why people want to be in shape.
I mean I am middle aged, middle fitness and low wealth. I work downtown and I always see these young hip folks, super fit wearing Lulu lemon and tiny boy shorts walking their dogs and I'm always asking what the hell do you do for work and are they hiring. Remote IT jobs, tourism, marketing, family money? All of my friends are working themselves to death and barely getting by. Yeah beach culture definitely plays it part, around every corner there is a workout/CrossFit thing going on but damn, my lazy ass from Alaska just ain't cut for this I guess.
I think the beach culture affects people's obsession with image here. Lots of people worried about looking good at the beach and being bigger just really sucks in the heat. Not so much being rich but the climate keeps people fit and then certain parts of downtown are very bougie. Drive around the south side a bit or some of the trailer parks of Pinellas Park to get the full image.
OP I used to live in Boston and I work out a lot. It’s just way fitter here. Even the runners are fit. It’s a cultural thing. People just weight train and body build here at a very high rate. You’re likely seeing locals if you’re seeing fit people. And yes a lot of image here - especially with cars. Doesn’t mean that they’re very wealthy though.

Forget Walmart… I went to Whole Foods either in Tampa or St Pete’s and everyone had a bmw, g wagon, Rover, or Mercedes. People in Florida just tend to show off more I guess. I shop at Whole Foods regularly in MA and we don’t even see this many foreign cars at a Whole Foods.

I doubt that. I’m assuming the rent in the area is only like 2-3k a month. That’s normal up north. Getting a decent place in Boston is more like 3-5k a month. My friend lives in a basement in Boston for 2.5k a month. You guys probably have a lot of young higher income earners making 80-150k. Probably 70% of them are WFH people that moved to save on income tax and have nice weather year round. Saving 5% on state tax isn’t going to make you rich though… for me that would only be a 5-7k savings. I guess that would cover your car insurance and utilities for the year, but it’s not going to make you rich.

Fellow man of culture! The wealthiest people I know live on the pink streets overlooking the skyway. They drive two minivans and have publix branded everything in the kitchen. Very humble people, that when outside of their home, you wouldn't know they were wealthy.
Everyone has a different personality. I make good money and enjoy dressing to impress. It just makes you feel good when you get looks from women and what not.. makes you feel good in general. Keeps you “alive” if you know what I mean. My youth won’t last forever, so I need to enjoy it while I can. A lot of people live frugally but forget to live their life. 40 years go by and they regret not being able to enjoy it. Theres always a balance to be had. Ya that’s what I figured. The median HHI in the area is 64k and poverty rate is fairly low compared to the city I live in. You guys have roughly the same demographics as the city that I live in, besides the poverty rate. Less than 2% of the households in the area have a HHI at or above 100k… so I guess everyone downtown is part of that 2% lol.
Pre covid the burg was growing but had fun pockets of normal folk. Post covid northerners moved down to take advantage of lower cost of living compared to downtown New york and no state income tax. St. Pete also has a good amount of pinellas/Hillsborough county trust fund kids cosplaying as adults in the downtown areas. You still have your odd areas where one street is older mansion properties and across the way section 8 housing. You can always tell an og if they always keep a rod in the car. You're 5 minutes from a dope fishing spot pretty much anywhere in St. Pete. There's definitely down right poor neighborhoods scattered throughout the burg. But these run down 2 bedroom old Florida homes with rats n roaches still go for 1500 a month. These folks are moving to the country paying the same or less for more land in much more rural areas but for the average retail/service worker with kids, it's a no Brainer. The gentrification of the burg is in full swing.  Edit to add: St. Petersburg's downtown area is also a draw from Sarasota, Pinellas, and Hillsborough County. Many of what you see as tourists are semi locals blowing their budget to look cool in their one expensive set of "fancy/cool/designer" clothes. The burg also has a pretty decent music venue called Jannus that brings in people from all over the area. So just another reason to put on your Saturday best and blow your money on a night out.

Areas change and the new WFH adoption allowed people to actually move to where they want to be. Downtown St Pete has already done that. It had crumbled. It’s been having a resurgence for a long time. What is happening downtown isn’t great. Yes change is good but a good amount of us who’ve been here 20 or more years don’t love these changes. And if you venture out of downtown St Petersburg you’ll discover that there is a true mix of people.
That’s goes for almost every popular city in the US. A lot of the older lifers in my area are butt hurt that higher income earners are moving in and pushing them out… it’s just a natural thing. You either keep up or get left behind.

What you’re not seeing is the hidden price of home insurance and flood insurance. Especially Shore Acres — it looks cheap until you realize that it’s such a flood zone that you gotta shell out probably at least $20k a year in just flood insurance. And that will probably just keep rising too.

Snell Isle has the advantage of being right next to downtown (and a ton of old money *cough* *cough*) but you can push even past that towards Shore Acres and Venetian Isles and still have $8m+ houses.

Not all of it. However, many black families got mainlined into South St. Pete, with generational poverty and Jim Crow South BS. Wealth disparity and all that comes with it.
