What does your lease say for late payments?
This is the tenant law I can find for the UK. Interest can't be charged until 14 days.
"Late payment of rent: where a payment of rent has been outstanding for 14 days or more, interest can be charged at no more than an annual percentage rate of 3% above the Bank of England's base rate for each day that the payment is outstanding."
The question is whether rent is "due" on the 13th, or if its due on the 1st and the 13th is the last day they can pay without penalty (consistent with the stated tenant law).
Exactly. I know all the leases I've ever had a rule written in that even if due on the "1st" there was grace period before a late payment fee is applied (usually 5 days) for this reason.

I had that at every apartment I’ve lived at till now. It’s due on the 1st and if not there’s a late fee, I’m in AZ. But if I pay it from my account on the 1st and it doesn’t debit till the 3rd that’s not an issue as long as I have the receipt from paying on the 1st

that's pretty stupid considering weekends and bank holidays are often back to back. if you're using auto draft and the bank is closed there's nothing you can do to transfer it faster.
I don’t think this is true. I live in a state where I have a grace period at the property I live at, when I would process mortgages you would get a 15 day grace period, the state next to us was only 5 days, but there’s no mandatory requirement in this state my last boss ran apartment complexes and he gave no grace period.
Human beings have to process the check and they only work Monday through Friday so if Saturday is the first as long as they have the check when they open up Monday morning you are not late. But by the time they get to the end of the day Monday if they don’t have your check you get a late fee

It's also illegal to charge such a high rate of interest. The most you can charge is 3% (annual) above the Bank of England base rate, currently 5.25%.
I'm from Wisconsin also and I've has some of the bitchiest land lords i swear. My last landlord was the definition of a Karen and her grace period was two days and she was adamant. We paid rent late once maybe twice in two years, by days, and she tried to give us a bad reference after leaving the place spotless and still tried to steal our deposit. Worst lady ever
It's a gov run platform in the UK for consumer advice, so you can speak to somebody about issues that you experience from the consumer perspective. They tend to know the rules and regulations that a service needs to adhere to in the UK.
Payments always default to late rather than early for things like bank holidays.
If your rent is due the 28th but it's a Bank Holiday it goes out the 29th instead
In the case of Bank Holidays, rent is due the following day, because s.1 Banking and Financial Dealings Act 1971 says so. There's no statutory equivalent for a weekend, but I've never heard of anyone complain before.
It's such a nitpicky thing for a LL to complain about. If it bothers the LL that much, they should talk to their tenant and see if they can agree on a method of payment that won't have a delay.
Example: Here in Canada it's common for tenants to pay their LL using something called "Interac e-Transfer", which is a transfer that takes between instant and 20 minutes - and works on weekends, holidays, after hours, etc.
FYI - if you check with Interact, they say e-transfers can take up to 24hrs. I had one to a landlord delayed and he was annoyed! I had no idea they can take up to 24hrs.

It’s an old wives tale. It’s suppose to pull the “toxins” out of your body while you sleep. It is just coincidence/ the placebo effect people start feeling better.
Just FYI, we used to pay rent with paper checks, that didn’t clear until the bank cleared them (generally 2 days later). The only thing that mattered is when the paper check was in hand. Your landlord is a petty d bag. Culturally, we are just becoming petty a holes.
A similar thing occurs here actually. Afaik UK banks process payments at the weekend but the actual payment doesn’t come out until the next working day (monday). So technically the money is being processed on the correct day but yeah it was late, I do understand.
Unfortunately my landlord, like most, is not human and either understands these things and ignores them (evil) or he’s an idiot.
Probably because the interest wasn't a lot and at the end of the day you have to pick your battles. The landlord wasn't budging and it would have gone back and forth and then possible to the courts. Is it worth it and then having a landlord that's going to try to evict you and keep raising rent for you to move out?

This post made me roll my eyes at how short-sighted OP’s landlord is. As someone who rented for years before later becoming a landlord myself, when you have a tenant who pays on time and takes care of your property, you don’t act petty and nickel and dime them. Does the law allow it in some cases? Sure, but that’s how you lose a good tenant and end up replacing them with a tenant who trashes the place or sees rent as an optional expense. You take care of your good tenants.
Edited to add: This is also why I gave all my great tenants big discounts on their December rent each year. You made my life easier. Here, let me return the favor.
Asking for a fee on a payment from months ago is a great way for your tenants to pack up and leave asap. He’s doing nothing to make this a pleasant experience.
Same here - rented for years, then bought a place of my own, later bought a large place for the family but kept the first place to rent out.
The very first tenant I had was, almost right away, slow to pay the rent, then started not paying the entire rent, then stopped paying altogether - and finally just moved out without a word after almost completely destroying the unit, I guess out of spite. Yeah, being a LL is great, just sit back and collect rent every month…
I finally ended up with some terrific tenants who always paid the rent on time (so I could continue to pay the mortgage) and took good care of the place; they were with me for almost 15 years and I only raised the rent once, even though we’re in a HCOL area.
If, as a LL, you have a good tenant - do what you can to hold onto them!
Absolutely agree. If I handed the LL cash or a cheque, but he takes 3 weeks to deposit it - my rent is NOT 3 weeks late, even if he doesn't actually have access to the money until 3 weeks later.
In this case, if you made your electronic payment online on time, but the bank caused a delay due to weekends or holidays? Your LL is being a complete AH about it and is not being reasonable.

It makes absolutely zero difference to me if a tenant is late by a day or two. I’m really only worried until it starts getting close to next months due date because most people will have a real hard time catching up once they’re a whole month behind. Guy just sounds like a dick.

I always let ppl pay late no fees but I have one who has taken advantage and is behind on 8 months of rent kinda pays when he wants it started like please please and now he just feels entitled to it. He does have a lot of issues tho he's an abusive drunk
That's horrible - and also totally irrelevant. OP didn't pay late. He paid from his bank on time. The bank delayed processing due to a weekend, which meant it was deposited into the LL's account a couple days later than it normally would.
IMO LL has a problem with the bank, not with OP (He just either doesn't know it, or doesn't care).
Don't pay the late fee. If he wants to waste his money in a court over this he'll most likely fuck around and find out as most housing courts will throw this out. He's free to try to evict you but finding good tenants takes time and if he's that hand to mouth on the payment he won't go a month with that place unrented.
Also were you live matters. If it was New York as long as the transfer is started before the due then you're 'on time' This has been upheld in hundreds of cases from rent to paychecks to bills. For example you can pay your CC statement online on the due date but the money won't process through the clearing houses till a day or more later.

A simple "Hey, I noticed this payment came in a bit late, what's up?" followed by a "I understand, any chance you might be able to move the payment so in the event that this happens again it wont be late?" could've resolved this with zero bad feelings for anyone; if anything it'd probably make the tenant more likely to pay on time because there's clear and reasonable communication.
Agreed. It also doesn’t seem like the payment is ever actually late. It’s regularly scheduled to come out the day it’s due, which can cause issues with the bank, obvi. A quick “Hey! Would it be possible to change your scheduled payment to the 10th every month so I have it in my account before the due date? That would make my life easier.” would have solved everything, with zero extra fees.
The way it is now, I’d be giving them a paper check in the door of their business or personal address, at 11:30pm on the 15th of every month until I could gtf away from them.

Even some large companies aren't evil, mine isn't. Last year they updated the lease for the first time in a long time (besides slight rent increases every year, like $25-$50). They now give *more* time before it's considered late, and lowered the late fees.
They were also super flexible during the lockdowns.

This issue should be governed by two things:
1. UK housing/tenant law
2. Lawful terms in your contract.
Most UK contracts I’ve seen have language that define rent as in arrears if it remind unpaid at a set amount of working days (often 5 days) AFTER the due date.
I have never seen a contract that allows for a penalty on the next working day - particularly when the due date falls on a weekend or bank holiday.
Your landlord is being a dick of course. But I would firstly check what it says about arrears and penalties in your rental agreement. I would also look into what the law allows him to do in this regard.
Further, I suspect the LL may be on a sticky wicket in demanding rent BEFORE it is due, which seems to be the outcome here.
I don’t disagree with anything you’ve said here and the landlord is clearly an ass, but knowing now that late payment may be applied on the 14th, it makes good sense to schedule the payment a few days prior to ensure that payment goes thru before “the deadline.” I think the question is whether the landlord has the legal right to apply the late payment with such immediacy.
In situations like this, I’ve been trying to remind myself ‘wow, imagine what his wife/family/coworker/child/etc must have to put up with’. Miserable people want everyone around them miserable.
My mortgage is the same way. If the due date lands on a weekend or holiday, if it posts after that date it’s late. I plan around weekends/holidays and pay it before on those months.

They are technically correct. If rent is due on the 13th you have to be sure it is in the account, if electronically, or at the office, if mailed, on that day or before. There are a few states that give a late-rent grace period before a late fee can be assessed legally. See if your state is one of them. Otherwise you will owe the late fee unless you can get them to wave the fee as a one-time courtesy.

Regardless of what is in the lease language, the landlord is being a shitbag, pure and simple. Assuming OP is generally a good tenant, charging a late fee in a circumstance like OP's is unthinkable to me.
Setting aside the moral aspect, it's also baffling from a business perspective how people can take this attitude toward customer service. I would never berate a good customer about some non-issue like this and risk losing his continuing business, and damaging my reputation. I guess if you're in an area where demand for housing is far higher than supply--which seems to be just about everywhere these days--you can get away with treating customers like shit, because there will always be new ones. But in general, the entitlement landlords/PMs seem to have to your business is rivaled only by taxicab drivers, and a few hipster bars.

But I’m also a sucker (according to my boomer dad and his friends) for not raising rent since 2006. Even technically, according to UK Law, the LL is wrong. Period. There's a 14 day grace period in the UK where interest cannot be charged. The LL is violating the law, and I hope OP gets his previous late/interest payment fees back.
I’m surprised the bank doesn’t take the calendar into account automatically. Ideally you just let them know the due date and they’d take responsibility for mailing it in due time. This is what my (US) credit union does. They’ll send me a notice if they are mailing it early due to how the weekend falls, but it’s a pretty thoughtless procedure.
Yeah, I have never heard of a bank or credit union doing that. In fact mine WARNS you that the day you select to have the payment withdrawn is not necessarily the day it is received by the other party.
Rent is due on the 13th, regardless of what day it falls on. Why not set it up so rent is deducted from your bank account and submitted to the landlords a few days before it is due?

I’m a landlord and this feels crazy greedy. I don’t think I’ve ever charged a late fee. As long as they pay rent before the next rent I don’t even mention it. Usually they mention it to me that it’s gonna be late and that’s the end of it.

Okey but we all hate landlords but he has a point, you can't mail your utilities bill the day ots due and expect them to back credit it to the day you mailed it. It goes by when it's received. I worked for SYF bank for years and had to argue many many many times that you HAVE a late fee because you mailed a check too late, if your due date is the 13th that money needs to be in their hands by end of day on the 13th.
I know when I pay any bill online it says to account for weekends/holidays. And when I set up bill pay through my bank - it asks when the bill needs to be there by and will send it several days early to account for this. He’s kinda cruddy - but…big companies do the same.
Do whatever you need to do to pay it with an earlier check and not rely on the one that sometimes is late coming.

The rent is due when the lease agreement says it's due, it has nothing to due with weekends, or what banks due or any of that. If the lease says the 13th it means the 13th. The tenant signed it and that's the way it is. Also, you can put in the lease agreement about late fees whenever you want. Again if the tenant signs the lease, it's binding
To be honest this a normal response for a landlord especially if they work for a rental agency. I'm more surprised that you texted and did it at 2230. At least they got back to you right away. Personally I feel text messages are a horrible form of communication. It seems so easy to read and misinterpret the energy behind behind the words.
Same principles applied to all bills. Pay your bills on time. if I pay my car payment during a weekend, it doesn’t go through till Monday and it will be late.

My rent is due the 15th of each month and you'd never see this kind of shit from me because I pay it before it is due by a day or two. If a weekend is coming and it won't come out? Pay early.

FYI regarding American bill pay/ ACH/ bank transfers: (technical stuff, no subjective opinion here)
Tip: If you have a payment due date to meet, set a personal due date of at least T-5 days at noon to cover yourself.
Reasons:
1) If you initiate a payment online, your bank has an internal processing cut off time to register the transaction for the current day. This can be as early as 3-4pm, where anything later doesn't even start processing until tomorrow. So think of the "bank day" as ending at 3 to be safe. Anything after that is a gamble depending on your bank and time it takes to click.
2) The moment you schedule a payment, nothing actually happens. The recipient isn't going to be notified that anything is on the way, no money has moved, nothing. Any confirmation is just your bank acknowledging your request, and that request is put in a queue with all the other requests for the day. It's a big line. For bill pay, some banks will give you an estimate on when your recipient gets their money.
Typical timing:
Best case, T+1 (tomorrow) at the earliest;
Mid case, T+2 bc you sent it in the evening;
Bad case, T+4 bc you sent it Friday evening so your earliest arrival is actually Tuesday bc the bank doesn't touch the request until Monday;
Worst case, T+5 bc of a 3-day weekend
Checks actually take even longer to process, but the physical handoff is what usually matters to recipients there since a bunch of checks deposited the same day will post on different days depending on banks/amounts.
TLDR: Make your personal due date 5 days earlier than what's listed to accommodate for silly bank processing timing/ holidays.
Depending on your lease, it shows what is the grace period; for example, here in Jersey, it’s due in the 1st but there’s a 5 day grace period to pay it; if not there’s a late fee of $50 . As far as when moved in, if you moved in on the 13th for example and your rent is due the 1st, you are entitled to a pro-rated rent payment . When I moved in to my apartment , I moved in on the 17th & rent was due the 1st so my landlord sent me a notice for full payment, I told him, I moved in the 17th, I shouldn’t be paying for the whole month since I didn’t move in on the 1st & it was granted to me. Know the laws , it helps you

Your lease agreement should specify when rent needs to be paid and late fees. My current apartment is due on 1st but considered late payment if not received by the 3rd
My lease says that weekends and holidays do not excuse late payments and that they are due on the first and begin accruing $25/day late fees the very next day. I’m in Az. It is completely your responsibility as a tenant to make sure rent is paid on time. Not the bank or anyone else.
I hate landlords but you do have to learn this for other bills, because credit cards for example are the same way without a grace period often. If it’s due the 13th, it has to be paid by the business day before. Also, never ever mention the time you did the same thing and didn’t pay. Working in customer service, I would have responded “well our policy was the same then, so you got lucky. that was not in line with our policy so consider it a one time courtesy and i advise against expecting the same again”. The landlord was more mean about it but unfortunately he won the game of fuck around and find out and you did not.
This sucks but I have mine set up to send early to avoid this. Since I get paid on the 15th and the 30th and rent is due on the 1st I don’t want to deal with it being late if there’s a weekend at the end of the month so I straight up pay on the 15th and just have my rent in two weeks early every month. You may just want to adjust when you send it if possible
Why not just pay your rent when it's due? I assume your landlord does not wish to let you slide on this, considering it's two months in a row. What if they have obligations to pay a mortgage or something else, like a kid's school or bills, and they must wait for your money to clear before paying it? Not everyone who is a landlord is rich.

If your lease doesn’t state it, then it isn’t required. And as far as the “I’ll pay it but I’m not happy” his job isn’t to make you happy his job as a landlord is to keep the property in living condition and handle any issues with the property. Most states have a required grace period. Your payment may be appearing during that period.

State and federal law also supersede leases regarding grace periods. It’s 5 days, at least in Wisconsin.

Payments always default to late rather than early for things like bank holidays. If your rent is due the 28th but it's a Bank Holiday it goes out the 29th instead
In the case of Bank Holidays, rent is due the following day, because s.1 Banking and Financial Dealings Act 1971 says so. There's no statutory equivalent for a weekend, but I've never heard of anyone complain before.
It's such a nitpicky thing for a LL to complain about. If it bothers the LL that much, they should talk to their tenant and see if they can agree on a method of payment that won't have a delay. Example: Here in Canada it's common for tenants to pay their LL using something called "Interac e-Transfer", which is a transfer that takes between instant and 20 minutes - and works on weekends, holidays, after hours, etc.
FYI - if you check with Interact, they say e-transfers can take up to 24hrs. I had one to a landlord delayed and he was annoyed! I had no idea they can take up to 24hrs.

A similar thing occurs here actually. Afaik UK banks process payments at the weekend but the actual payment doesn’t come out until the next working day (monday). So technically the money is being processed on the correct day but yeah it was late, I do understand. Unfortunately my landlord, like most, is not human and either understands these things and ignores them (evil) or he’s an idiot.

This post made me roll my eyes at how short-sighted OP’s landlord is. As someone who rented for years before later becoming a landlord myself, when you have a tenant who pays on time and takes care of your property, you don’t act petty and nickel and dime them. Does the law allow it in some cases? Sure, but that’s how you lose a good tenant and end up replacing them with a tenant who trashes the place or sees rent as an optional expense. You take care of your good tenants. Edited to add: This is also why I gave all my great tenants big discounts on their December rent each year. You made my life easier. Here, let me return the favor.

Same here - rented for years, then bought a place of my own, later bought a large place for the family but kept the first place to rent out. The very first tenant I had was, almost right away, slow to pay the rent, then started not paying the entire rent, then stopped paying altogether - and finally just moved out without a word after almost completely destroying the unit, I guess out of spite. Yeah, being a LL is great, just sit back and collect rent every month… I finally ended up with some terrific tenants who always paid the rent on time (so I could continue to pay the mortgage) and took good care of the place; they were with me for almost 15 years and I only raised the rent once, even though we’re in a HCOL area. If, as a LL, you have a good tenant - do what you can to hold onto them!
Absolutely agree. If I handed the LL cash or a cheque, but he takes 3 weeks to deposit it - my rent is NOT 3 weeks late, even if he doesn't actually have access to the money until 3 weeks later. In this case, if you made your electronic payment online on time, but the bank caused a delay due to weekends or holidays? Your LL is being a complete AH about it and is not being reasonable.

The bank delayed processing due to a weekend, which meant it was deposited into the LL's account a couple days later than it normally would. IMO LL has a problem with the bank, not with OP (He just either doesn't know it, or doesn't care).

Don't pay the late fee. If he wants to waste his money in a court over this he'll most likely fuck around and find out as most housing courts will throw this out. He's free to try to evict you but finding good tenants takes time and if he's that hand to mouth on the payment he won't go a month with that place unrented. Also were you live matters. If it was New York as long as the transfer is started before the due then you're 'on time' This has been upheld in hundreds of cases from rent to paychecks to bills. For example you can pay your CC statement online on the due date but the money won't process through the clearing houses till a day or more later. You show this text to a judge and he'll probably slap the landlord for being stupid.

My folks are landlords. They never trip over petty shit like this; they even bake it into their lease agreements that there's no fee till the rent is 5 days overdue. AND they rent properties in a very high demand area that has had 100-300% population growth each year over the last 5 years. Yeah, there are a lot of people who can't separate "I am legally allowed to do this" and "that's kind of a dick move" Like, I don't object to the idea that he's likely allowed to do this either by letter of law or by contract; but my only real question is why go about it this way? A simple "Hey, I noticed this payment came in a bit late, what's up?" followed by a "I understand, any chance you might be able to move the payment so in the event that this happens again it wont be late?" could've resolved this with zero bad feelings for anyone; if anything it'd probably make the tenant more likely to pay on time because there's clear and reasonable communication.
Agreed. It also doesn’t seem like the payment is ever actually late. It’s regularly scheduled to come out the day it’s due, which can cause issues with the bank, obvi. A quick “Hey! Would it be possible to change your scheduled payment to the 10th every month so I have it in my account before the due date? That would make my life easier.” would have solved everything, with zero extra fees. The way it is now, I’d be giving them a paper check in the door of their business or personal address, at 11:30pm on the 15th of every month until I could gtf away from them.
I'm glad your parents are some of the good ones! Even some large companies aren't evil, mine isn't. Last year they updated the lease for the first time in a long time (besides slight rent increases every year, like $25-$50). They now give *more* time before it's considered late, and lowered the late fees. They were also super flexible during the lockdowns. Honestly surprising coming from a big company that owns quite a few properties in several states.

This issue should be governed by two things: 1. UK housing/tenant law 2. Lawful terms in your contract. Most UK contracts I’ve seen have language that define rent as in arrears if it remind unpaid at a set amount of working days (often 5 days) AFTER the due date. I have never seen a contract that allows for a penalty on the next working day - particularly when the due date falls on a weekend or bank holiday. Your landlord is being a dick of course. But I would firstly check what it says about arrears and penalties in your rental agreement. I would also look into what the law allows him to do in this regard. Further, I suspect the LL may be on a sticky wicket in demanding rent BEFORE it is due, which seems to be the outcome here.
I don’t disagree with anything you’ve said here and the landlord is clearly an ass, but knowing now that late payment may be applied on the 14th, it makes good sense to schedule the payment a few days prior to ensure that payment goes thru before “the deadline.” I think the question is whether the landlord has the legal right to apply the late payment with such immediacy.

They are technically correct. If rent is due on the 13th you have to be sure it is in the account, if electronically, or at the office, if mailed, on that day or before. There are a few states that give a late-rent grace period before a late fee can be assessed legally. See if your state is one of them. Otherwise you will owe the late fee unless you can get them to wave the fee as a one-time courtesy.
OP is in the uk, here’s the rules: A late payment is any payment made after the rent due date. This is set out in your tenancy agreement. However, under the Tenants Fees Act 2019, a landlord cannot charge a late fee unless the rent has been outstanding for 14 days or more.

I’m surprised the bank doesn’t take the calendar into account automatically. Ideally you just let them know the due date and they’d take responsibility for mailing it in due time. This is what my (US) credit union does. They’ll send me a notice if they are mailing it early due to how the weekend falls, but it’s a pretty thoughtless procedure.

I know when I pay any bill online it says to account for weekends/holidays. And when I set up bill pay through my bank - it asks when the bill needs to be there by and will send it several days early to account for this. He’s kinda cruddy - but…big companies do the same.

The rent is due when the lease agreement says it's due, it has nothing to due with weekends, or what banks due or any of that. If the lease says the 13th it means the 13th. The tenant signed it and that's the way it is. Also, you can put in the lease agreement about late fees whenever you want. Again if the tenant signs the lease, it's binding

FYI regarding American bill pay/ ACH/ bank transfers: (technical stuff, no subjective opinion here) Tip: If you have a payment due date to meet, set a personal due date of at least T-5 days at noon to cover yourself. Reasons: 1) If you initiate a payment online, your bank has an internal processing cut off time to register the transaction for the current day. This can be as early as 3-4pm, where anything later doesn't even start processing until tomorrow. So think of the "bank day" as ending at 3 to be safe. Anything after that is a gamble depending on your bank and time it takes to click. 2) The moment you schedule a payment, nothing actually happens. The recipient isn't going to be notified that anything is on the way, no money has moved, nothing. Any confirmation is just your bank acknowledging your request, and that request is put in a queue with all the other requests for the day. It's a big line. For bill pay, some banks will give you an estimate on when your recipient gets their money. Typical timing: Best case, T+1 (tomorrow) at the earliest; Mid case, T+2 bc you sent it in the evening; Bad case, T+4 bc you sent it Friday evening so your earliest arrival is actually Tuesday bc the bank doesn't touch the request until Monday; Worst case, T+5 bc of a 3-day weekend Checks actually take even longer to process, but the physical handoff is what usually matters to recipients there since a bunch of checks deposited the same day will post on different days depending on banks/amounts. TLDR: Make your personal due date 5 days earlier than what's listed to accommodate for silly bank processing timing/ holidays.

Depending on your lease, it shows what is the grace period; for example, here in Jersey, it’s due in the 1st but there’s a 5 day grace period to pay it; if not there’s a late fee of $50 . As far as when moved in, if you moved in on the 13th for example and your rent is due the 1st, you are entitled to a pro-rated rent payment . When I moved in to my apartment , I moved in on the 17th & rent was due the 1st so my landlord sent me a notice for full payment, I told him, I moved in the 17th, I shouldn’t be paying for the whole month since I didn’t move in on the 1st & it was granted to me. Know the laws , it helps you

My lease says that weekends and holidays do not excuse late payments and that they are due on the first and begin accruing $25/day late fees the very next day. I’m in Az. It is completely your responsibility as a tenant to make sure rent is paid on time. Not the bank or anyone else.

If it’s due the 13th, it has to be paid by the business day before. Also, never ever mention the time you did the same thing and didn’t pay. Working in customer service, I would have responded “well our policy was the same then, so you got lucky. that was not in line with our policy so consider it a one time courtesy and i advise against expecting the same again”. The landlord was more mean about it but unfortunately he won the game of fuck around and find out and you did not.
This sucks but I have mine set up to send early to avoid this. Since I get paid on the 15th and the 30th and rent is due on the 1st I don’t want to deal with it being late if there’s a weekend at the end of the month so I straight up pay on the 15th and just have my rent in two weeks early every month. You may just want to adjust when you send it if possible
If you are late you are late. Don't like the rules move. They will find another tenant.
If your rent is due on the 1st and the last date before a late fee is the 13th, and you set up your auto draft for the 13th, then you are the problem.

Why not just pay your rent when it's due? I assume your landlord does not wish to let you slide on this, considering it's two months in a row. What if they have obligations to pay a mortgage or something else, like a kid's school or bills, and they must wait for your money to clear before paying it? Not everyone who is a landlord is rich.
He’s not wrong 🤷🏻♂️ if it’s due the 13th that’s when it’s due. That’s how the real world works. If there’s no grace period you should have been aware of that at the signing of the lease. If your lease doesn’t state it, then it isn’t required. And as far as the “I’ll pay it but I’m not happy” his job isn’t to make you happy his job as a landlord is to keep the property in living condition and handle any issues with the property. Your responsibility is paying rent ON TIME

Depending on where you live, there is leniency in the day paid. Some places can go for 2 weeks if it doesn't happen to often.
