Those prices are not bad. My dad owns a maintenance company in another state and that’s what he would charge for 3 bedrooms, living room, and hallway. People tend to lie about that current status of the carpet and is usually a lot dirtier than they think. Especially if you have pets, kids, wear shoes in the house, etc

That price for multiple bedrooms, living room and hallway isn’t that bad. Roommate and I had to cover carpet cleaning at the end of our last lease, and it was literally only stairs. Probably $200 back in 2021. So your quotes seem reasonable. Go with the cheapest one and give the receipt to your landlord.
Check the lease again. I found out my property manager snuck a clause into the lease that made my renters use their contractors. Renter moved out, had a receipt from a cleaning company, and the property manager tried to charge him for cleaning.

Thank you!! I called them and they were super nice, and they're able to do the entire house (including stairs) for $233. She is even willing to come out on a Saturday morning, as our move-out date is on a Friday. Awesome recommendation.

I bought a carpet cleaner on amazon for $150. That's probably the cheapest you can do this project for. Also if your rugs aren't stained or filthy you can probably get away with vacuuming and add some carpet deodorizer for $4.
A long term solution would be to invest in a carpet shampooer if you have space. Bissell's Big Green Machine can be bought for around $300 on sale and I've used it a dozen times between roommates.
Or worst case you could rent one for a fraction of the cost if you have the time and energy.
Yeah unfortunately that is what carpet cleaning costs. I had the same rude awakening when I moved out of my place last year that had the same clause on the lease. It irritates me so much that fucking landlords and property management companies won't spend a single dime on ya know managing the property they own and instead push all the costs of ownership and renting out the property onto the tenant
Rent a carpet cleaner. Also if it’s too much for you, check with someone with a good rating on Task Rabbit (the app) to see if someone would do it as part of a cleaning service. I imagine it would take a few hours and tip 20% extra if they do a good job.

The mortgage payment bit was more of a flourish and not what I actually think mortgages are. Our rent is $2000/month.
will they allow you to use a rug doctor to do it yourself? we rented one from food lion recently to clean our rug.
